You didn't expect this. The condo is new, the appliances still have their manuals in a drawer, and yet there's a faint mustiness in the hall closet or a fog that keeps forming on the bathroom mirror long after the shower's done. Maybe the windows near the wetlands side of the building sweat every morning. New construction in Playa Vista is not supposed to do this, and that's exactly why people notice it. An older house gets a pass. A building finished in the last few years does not, at least not in the owner's mind.

The instinct is to assume it's a one-off, a window left open, a bad month. Sometimes that's true. But a pattern that repeats week after week, especially in a specific room or corner, is worth paying attention to before it turns into something on the drywall.

Playa Vista sits low, close to the Ballona Wetlands and not far off the coast, which means the air carries more moisture than people expect from a Southern California address. Marine layer mornings are routine for much of the year, and that damp air pushes into a building whether or not anyone opens a window. If drywall or flooring went in before that moisture left the building, it's sealed in behind paint and finishes now, and it works its way back out slowly through the surfaces you touch every day.

Bathroom and kitchen exhaust fans are another common weak point. They're often undersized for the room, vented incorrectly into an attic space instead of outside, or just not run long enough by residents who don't realize they need to stay on after a shower, not just during it. In a stacked condo building, a fan that vents poorly on one floor can also be a sign that the whole exhaust run for that line of units was compromised during construction.

What you can check yourself

Start with the simple stuff. Run the bathroom fan and hold a tissue near the vent cover to see if it's actually pulling air. Check whether that fan is on a timer or a switch, and whether anyone in the unit runs it for the fifteen or twenty minutes after a shower that it actually needs. Look at window frames and sills for consistent condensation, not just an occasional damp morning. Pull open closets that back onto exterior walls and smell for mustiness, since these often stay closed and unventilated for days at a time.

A cheap hygrometer, the kind sold at any hardware store, will tell you more than your nose can. Indoor humidity sitting above 60 percent for stretches of the day, especially in a closed-up bedroom or bathroom, is a sign the building's ventilation isn't keeping pace with the moisture load, whether that load comes from the coastal air outside or leftover construction moisture inside.

When it stops being a homeowner project

If the humidity reading stays high no matter what you do with fans and windows, or if you find actual staining, bubbling paint, or a smell that doesn't fade after you've aired the place out for a few days, that's the point to bring in a mold inspection rather than keep guessing. An inspector can check inside wall cavities and behind fixtures with a moisture meter, something no amount of sniffing around will substitute for, and can tell you whether what you're smelling is a ventilation problem, a leftover construction moisture problem, or actual mold growth starting somewhere you can't see.

This matters more in a new building than people assume, because a warranty period is usually still open, and a documented inspection early on is the difference between the builder addressing a ventilation defect and you paying to fix it yourself two years from now once the warranty has lapsed.
